The Lincoln Lodge in Columbus dates back to 1953 when the Lincoln Lodge operated as a 135 room hotel. Located along the National Highway in Prairie Township, west of Columbus, it was known as Columbus’ first suburban hotel. The property address for the hotel was 4950 West Broad Street, Columbus, Ohio 43228.
After it’s useful life as a hotel, the property became a vacant eyesore. In November, 1984 a colleague and I wrote a business to convert the hotel into a retirement community. Over a decade I refined the business plan and attempted to negotiate a contract to purchase the property.
In June of 1995 I successfully arranged financing along with an Ohio company to partner in the redevelopment of the former hotel into The New Lincoln Lodge Retirement Residence. I partnered with AdCare Health Systems and we financed the acquisition and construction with a HUD (232) insured mortgage loan coupled with Ohio Housing Finance Agency tax exempt bonds.
The construction was managed with a local general contractor and after partial demolition, we converted the real estate asset into a 53 unit Assisted Living facility. We opened with our first resident in February, 1997. I managed the property through Mueller Management & Development, Ltd., a small family partnership, and served as the Administrator/General Manager. This was the first project that I took from the idea stage through stabilized occupancy.
